About InspectionTriage
Last updated November 4, 2026
InspectionTriage is an online tool for home buyers that turns a home inspection report PDF into a prioritized Decision Packet: findings ranked by urgency, each tied to the report page it came from, plus planning cost ranges and negotiation options. It costs $19 per report, needs no account, and does not replace your inspector, specialists, or agent.
What InspectionTriage does
You upload your inspection report as a PDF, enter your ZIP code or state, and pay $19. The software reads the full text of your report, using OCR for scanned pages, and lists the findings the inspector recorded with the page each one came from. Very long reports and poor scans can lose detail (see the limits of the method). It then sorts the findings by urgency, attaches a planning cost range to each one, and lays out negotiation options.
The result is a Decision Packet with:
- an interactive web view of every finding, its priority, and its cost range
- a Decision Packet PDF with a summary, a 7-day action plan, and a budget roadmap
- a separate Negotiation Playbook PDF you can share with your agent
- a Findings CSV for your own records
You can see a complete example on the sample packet page, and read how each part is produced on the methodology page.
Who it is for
InspectionTriage is built for home buyers, especially first-time buyers, who have an inspection report in hand and a short contingency window to decide what to ask for. It helps you see which items matter most, what they might cost, and which ones need a specialist before you decide.
It is meant to make conversations with your agent, inspector, and contractors faster. It does not replace those conversations.
What it is not
- Not a home inspection. InspectionTriage only knows what is written in your report. Nobody visits the property.
- Not a buy or don’t-buy verdict. The packet shows priorities, options, and tradeoffs. The decision stays with you.
- Not a contractor quote. Cost ranges are planning estimates. Get quotes for anything expensive or uncertain.
- Not legal, financial, or insurance advice. See the disclaimers for the full list of limits.
